When to Start Searching
The best time to start searching for
your new rental property is about four
to six weeks prior to your move date,
this gives plenty of time to secure a
property and make arrangements for your
move.
However Tailored Realty and Associates
can locate rental properties that allow
immediate occupancy if you need to move
into a place on shorter notices. We have
assisted many clients that have
relocated due to job transfers and
unforeseen circumstances beyond their
control.
Home Owners Associations
/ Associations
Some properties have HOA or Associations
which is simply an approval process in
addition the owner's approval, many of
which charge a fee for this. Approval
process can range from a week to four
weeks for this to be completed (average
is about a week). Most HOA or
Associations will have restrictions of
some type such as pet, vehicle or maybe
age. Tailored Realty and Associates are
very familiar with the HOA (Home Owners
Associations) and Condominium
Associations rules and regulations, as
well as their approval process so we can
advise you of this to make sure the
property will still meet your needs.
Your Paperwork
To get a competitive edge over other
applicants, your agent will submit your
offer along with a completed rental
application that contains information
about current and previous landlords,
employers and a current copy of your
credit report, which we can pull for you
if needed.
Review the Lease
Tailored Realty and Associates will
carefully review all of the conditions
of the tenancy before you enter into a
binding agreement. Once we have work out
all negotiations for you such as the
term, price and move in date we will
provide you with a fully executed copy
of your lease or rental agreement for
your records.
Move in Money/Prorates
The amount of money to move in will vary
with every property. All monies are
required to be paid in cleared funds
prior to your move in date. Proration of
rents for partial months can reduce
amount of move in money needed to get
into your new property. Tailored Realty
and Associates will negotiate the move
in requirements with the owners for you.
Credit/Rental History
Tailored Realty and Associates will
assist you in finding your new property
regardless of
your credit history or rental history.
Many people today have credit issues of
some type. We have owners that are
flexible and understanding.
Lease Options
Lease Options is when renter rents the
property with the option to purchase
after the original rental agreement
expires. Portions of the rental payments
can be applied towards the purchase
price of the property. The purchase
price and amount of monthly amounts to
be applied should be noted in the
original lease agreement to protect all
parties involved also any option deposit
should be noted.
Purchase Renters' Insurance
Your landlord's insurance policy will
not cover your losses due to
theft or
damage.
Renters' insurance will protect you,
your family and personal belonging also
covers you if you're sued by someone who
claims to have been injured in your
rental due to your carelessness.
Renters' insurance typically very low in
costs $350 a year for a $50,000 policy
that covers loss due to theft or damage
caused by other people or natural
disasters; if you don't need that much
coverage, there are cheaper policies.
